A family has made a 'lucky escape' after the ceiling of their home began to collapse while they were sleeping in Sydney's southwest.

The woman renting the home told Today she, her partner and her children were fast asleep in the bedroom when they started to see and feel the ceiling collapse, just after 4:30am today.

Emergency crews arrived at the Condell Park property around 5am to find part of the home had collapsed.

An exclusion zone has since been established.

The family felt the entire property begin to shake before they and their three pets fled the home as it collapsed.

NSW Fire and Rescues' Adam Dewberry said the family escaped just in time.

"It's really dangerous, it's a really lucky escape for the people that are living here," he said.

Four cars were damaged in the incident, as well as the neighbouring property, which was hit by the falling debris. 

"There's not a lot we can do here because of the damage it has occurred," Dewberry said.

"It is pretty unusual. It is a very new home.

"So what's occurred here will have to be investigated by the regulators and the other authorities and no doubt the owner and insurance."

The family has found alternative accommodation after the incident.

A mother who was allegedly stabbed to death in Melbourne was a "highly respected and valued" worker who guided Victoria's emergency services for more than a decade.

Hannah Pringle died in hospital shortly after she was found with stab wounds at her Abbotsford home late on Wednesday night.

This evening two boys – aged 15 and 14 – were charged with one count each of murder after the 41-year-old was found dead.

They will appear before an online remand hearing at the Children's Court this evening.

The pair were found in camouflage gear and had rations stashed in the bush when they were arrested in connection to the 41-year-old's death about 135 kilometres away on a property in Learmonth yesterday afternoon, 9News understands.

Pringle was a member of the Emergency Services Telecommunications Authority (ESTA), with her "heartbreaking and tragic passing being felt right across the organisation".

"We are in shock and deeply saddened, and our thoughts and sympathies continue to be with her family, friends and colleagues," ESTA chief executive Stephen Leane told 9News.

"Hannah provided so much to our organisation and the Victorian community through her service.

"Hannah joined ESTA in 2012 working as a police and SES call-taker before moving to fire call-taking, and recently held a position as a police dispatcher and workplace trainer."

Pringle was also a former army reservist.

It's alleged the two boys arrested in connection with her death fled the scene in [her] A car, which was damaged and dumped in St Kilda.

No charges have been laid over Pringle's death.

The boys remain in police custody and are being interviewed by detectives.

Two boys who jumped from rocks into the ocean in Sydney had to be winched to safety after becoming trapped in a cave on the cliff face.

The pair leapt from the 35-metre cliff face known as "Eagles Cliff" in Maroubra, in Sydney's East, and became trapped underneath the rocks during low tide about 2.30 today.

The teenagers from Western Sydney waited in the cave for two and a half hours before police officers reached them.

One of the teenagers spoke to 9News about the moment he realised he saw the rescuers.

"They're amazing, you know when I saw them, I don't know how to describe it," he said.

"It's the best feeling seeing people like that, because you know you're about to live." 

Police officers had to fight against strong winds and abseil down the cliff face to rescue the boys, who suffered minor cuts and scratches from the jump.

It's believed that the pair were prompted to jump from the cliff after watching YouTube videos of other teenagers jumping from Eagles Cliff. 

The teenagers were winched out of the cave and taken back to the top of the cliff.

Fog cannon was deployed during an attempted service station robbery.

The Easter long weekend began with tragedy when four people – including locals – were killed and a fifth critically injured in a "horrific" head-on crash on a country New South Wales

Two utes – a Ford Ranger and Mitsubishi Triton – crashed as heavy rain beat down on the Barton Highway, near Casuarina Lane, at Jeir, about 30km south-east of Yass, just north of the ACT, just before 7am today.

Two men in their 20s died at the scene and a surviving passenger was cut from the Ford, while both people in the Triton – a 52-year-old woman and 54-year-old man – were dead when emergency services arrived at the confronting scene.

The only survivor of the crash is now fighting for life at Canberra Hospital.

None of the victims have been formally identified, but NSW Police acting assistant commissioner Tracy Chapman said some were locals.

She said the cause of the crash is still unknown. 

"Two cars with multiple deceased is no doubt a scene that is horrific," she said from Newcastle.

"Ultimately our thoughts are with the family, the friends and the local community that will no doubt feel the impact of these deaths."

The Barton Highway has now reopened in both directions after being forced closed for about seven hours. Live Traffic NSW said conditions in the area had returned to normal at about 2pm.

Police set up a crime scene at the crash site and have launched an investigation into the collision.

Anyone with dashcam vision or further information is urged to call police.

The deaths bring the state's road toll for the Easter period up to six, following a deadly crash between a car and a motorbike rider.

About 9.30 this morning in the NSW Northern Rivers on Waterfall Way, Hernani – about 30km west of Dorrigo – the car and bike collided and the female rider died at scene.

The rider is yet to be formally identified but is believed to be aged in her 20s.

The driver of the car, a 23-year-old man, was not injured and was taken to Dorrigo Hospital for mandatory testing.

A single-car crash on Thursday morning was the first road fatality of the long weekend.

Chapman said police had already issued over 1700 driving infringements in their operation to reduce road trauma over the long weekend.

"We urge drivers to follow the rules," she said.

"The message is pretty simple: drive to the speed limit, drive to the conditions, don't drive while under the influence of drugs and alcohol."
